The KoaWare team was lucky enough to meet the brains behind the CubiCasa operation at this year’s Inman Connect conference in New York City. Cubicasa offers multi-dimensional floor plans, marketing materials, and data tech for the real estate industry. We got a sneak peak of their newly launched AI Property Data and discussed the future of innovation within real estate.

CubiCasa is a real estate technology company providing property marketing materials and data analytics, helping people make better decisions on their future homes. Founded in 2014 in Oulu, Finland (just 125 miles below the Arctic Circle), CubiCasa operates in San Francisco Bay Area and in London, UK.
CubiCasa is best known for high-quality floor plans for real estate listings. Independent of the source floor plan being used, we’ll convert them into marketable, schematic floor plans in less than 24 hours – showcasing all indoor space in a singular image.
We also provide the CubiCasa Virtual Flythrough, which is a virtual reality compatible property tour. The 3D tours are done with the same source material used with the floor plan, i.e. Matterport or another provider. During the process, the CubiCasa AI analyzes and extracts the property characteristics from the blueprint; Then, the AI creates a data model of the property, opening new possibilities for real estate business. More accurate search results. Searching and finding properties feels outdated after using “the usual” search engines. Currently, there are limited search parameters, and relevance may feel random at its best. CubiCasa has put a lot of effort to introduce a new solution, where the source data includes much more than the room count and names written in the original blueprint. With this property search, a homebuyer can set options for each rooms’ sizes, open kitchen or cardinal directions – i.e. no early sunlight into bedrooms – or other features and preferences.
More accurate property valuations. Most of the current automated valuation models (AVM) and comparable market analysis (CMA) are combinations of area-related, external-property data. The indoor space data adds a new component with the ability to create a universal standard, comparing different indoor spaces with each other. This section is absent in current valuation algorithms, and can be valuable when it comes to crafting lifestyle stories surrounding the property; i.e. large, open-concept living area is a perfect search for homebuyers eager for entertainment space.
“Let’s have a practical example: a client uploads a set of image files into the software, being the photos and the blueprint. Then, CubiCasa AI recognizes, extracts and converts the blueprint. Finally, the client receives the output – the floor plan, Virtual Flythrough or property data as desired. It just appears back without additional work”, says Mr. Jarmo Lumpus, CubiCasa founder and Head of Product.
“Technically our system is pulling and analyzing the floor plan, then feeding it back to our customers. At the moment we provide property visualizations for listings and property data for other uses. It’s not all AI, a human always does the QA work”, Lumpus ends.
